The Grade II Listed building had been disused for more than half a century and was threatened with demolition when City of York Council approached developer client Northminster Ltd in 2013.
Structural instability, archaeology and flood risk were all significant issues addressed as part of the proposals.
We proposed a radical townhouse-type conversion which enabled retention of its original and rare machinery while achieving the values required for successful commercial development.
The work was completed in December 2016 working closely with Historic England, City of York Council Conservation Officer and the Association for Industrial Archaeology.

Development for Northminster Ltd of six new-build townhouses and the conversion of the former Lord Nelson Public House into two further houses.
The houses are designed to frame rooftop vistas towards York Minster from upper level bedrooms and provide sunny external balconies with views to nearby St. Deny’s Church.
Located in the heart of York Conservation Area between Walmgate and Piccadilly, the scheme is arranged around a private secure courtyard.
The project has been shortlisted for regional RICS and RIBA awards in 2018.
Psycle Mortimer Street was the first dedicated spin exercise facility to hit the UK.
We were appointed to assist in the creation of the brand and to act as architect/interior designer for the procurement from start to finish. As well as providing normal architectural services, we also acted on behalf of our client with the landlord’s agent, Regent Street Management (Crown Estates).
The existing unit was in very poor condition and much remedial/enabling work was required prior to our fit-out starting.

A development of ten residential apartments overlooking the River Foss in York city centre, completed for Northminster Ltd in 2015.
Originally built as a car showroom in 1927, the conversion and renovation scheme was designed to incorporate a renewable energy strategy. Duplex arrangements maximise use of the existing volume with dramatic mezzanine spaces and views to Clifford’s Tower and the River Foss.

New apartment development in the vibrant Northern Quarter of Leeds city centre.
This former office building was converted into eleven apartments over four floors for developer V1sion Properties.
The existing building was converted and partly extended by adding additional floors to maximise the number of apartments and create city views from upper floor balconies.
As UK architectural representatives for Bottega Veneta our team has been responsible for a number of high-profile projects for the luxury retail brand, including Harrods and Heathrow Airport.
Harrods department store – Bottega Venetta is located within the Superbrands internal street on the first floor of the Grade 2 Listed building. We were appointed as delivery architects, from inception to completion, to ensure that the unit remained compliant with Harrods’ stringent design guidelines. We have also completed a ground floor unit for the brand and a unit for its sister brand Tomas Maier.
Heathrow Airport – we have completed projects for Bottega Veneta within Heathrow Terminal 5 and Terminal 2. We were appointed to act as delivery architects, from inception to completion of the projects – a role which included production of a fully co-ordinated package of working drawings, including M&E services. In Terminal 5 we were also requested to project manage the works on-site, due to the complexity of working ‘air-side’ in a newly-constructed hub airport
A modern, open-plan new build house designed to replace a redundant farm building completed in Spring 2017 for private clients.
Exciting use of level changes defines the uses of each space and creates a mezzanine level den with far-reaching views over adjacent buildings.
Proposed redevelopment of a car park site in the centre of York, currently at Planning Submission stage. The proposals have been developed for Northminster Ltd over a two year period involving pre-application discussions with City of York Council, Historic England and other interested parties.
The scheme incorporates a 140 bedroom hotel, riverside garden and eight modern apartments overlooking the River Foss and the Eye of Yorkshire.
